i think the traffic impact may be over stated. having used Croydon Ikea many times, the many problem is weekends late morning to tea time. weekdays were not particularly troublesome, in fact i dont recall getting stuck in traffic in last half dozen or so visits once we realised weekday (or evening) visits where quieter traffic and in the shop. when that stretch is at its busiest is the times when Ikea visits are likely fewest, i.e in the morning and evening rush hour.

This land is going to be built on and its great it is a attractive shop and homes, and more importantly for the local area a school.

Having said that the major problem with this is the traffic it will add to an already completely overloaded area.

From the airport through to the other side of Chichester is a series of unfinished and incoherent traffic measure which cause numerous hold ups. Without getting into Arundel and the Chichester roundabouts, this development will cause even more pressure on the Lyons farm bottleneck which is terrible most of the time. There are only two roads from Shoreham to Worthing - along the coast or through Lyons Farm both, during many hours of the day are awful.

There has to be a plan to sort this bit of road properly, adding a roundabout at the Sussex Pad will just see more queues on the Adur bridge before you get to the queues at Lancing Manor roundabout, before Lyons Farm, before Broadwater, before Arundel, before Fontwell, before Chichester.

Got to agree with the conclusion on traffic. It's great news for the club and a really good way to help support the club and community but a roundabout will not ease traffic flow at the Sussex Pad, not to mention the large increase in traffic we shall see with a large estate of houses and an IKEA. I also really hope the school does happen, sometimes these type of developments end up getting "value engineered" once approved and it's never the retail or housing components that get sacrificed for community facilities.

Ikea aside, an extra 600 homes will certainly add further traffic congestion to an already unfit for purpose road.
As said above, Sussex Pad lights isn't the only problem, the Manor Farm roundabout is dreadful, once past that it's clear until Lyons Farm, them its queues to Offingham. I'm all for Ikea, new housing and nature reserve but I remain slightly fearful that a new roundabout isn't really sufficient.

Great news for the local economy and much needed housing, and will not to mention hopefully secure the long term future of the Albion.
How does it help the club's long term future? Will the club own any of it, or is this just some short term money that will be made, either for the club or Tony?

Indeed, it's amazing they got hold of the land before a developer really :)

Makes you wonder what other plans are afoot for football clubs to make money outside of the traditional areas. I know QPR are working on at least one development too.

Whether the rumour was true it was pretty well known that Tony got the land with a development on the rest of the land.
I believe the owner of the land was a Brighton supporter and so another developer was not an issue.

My understanding is that any profits attributable to the new Co the Albion have formed to develop the site will go back to the club and can then, if required be used to start to pay back the shareholder loans owed to Tony.

It's possible that in some of the finer details the club could choose to package the development into different tranches and perhaps take a developers fee for some parts such as the residential and retain the freehold of the commercial areas and take lease income from Ikea for an ongoing annuity revenue stream - much as they will do from the hotel at the Amex. (Planning is due to go back in at the end of the season I understand).

This is of course idle speculation and not to be taken as read.

Indeed. It's another reason why Worthing and Lancing need a bypass, not just a bit of tinkering. Look how much congestion Lyons Farm caused, this will add to it. East/West travel in Sussex is bad enough at the moment as it is

That's the stadium naming rights sorted for when the Amex deal runs out then. But will we still all call it The Amex?

That could get confusing when I say I'm off to 'Ikea'. Some of my friends will be asking me to collect a saucepan or a pair of curtains, when, in fact, I would be watching a match.


Will we get a discount on Swedish players?

I'm beginning to see how TB has managed to make a few quid along the way - clever lad!

If the new traffic provision works and they genuinely deal with any flooding consequences with a properly engineered and executed solution I think this is an excellent idea.

Totally agree...the only way it will be solved is some sort of bypass.....and that ain't gonna happen

He never had any, despite accusations from some, that he deliberately put the mistake in the Amex planning permission, to extend the inquiries up to his retirement date!
