My advice - never mess with plumbing - always use a fully trained plumber . Water can wreck your house , bring your ceilings down and be expensive .

A fully tiled ( walls and floor ) bathroom average size with 3 piece suite should be around £10-20 k depending on the specification . You def don’t need to spend more than £20 k to get a decent bathroom although you can of course .

Hes in Leeds, I dont think the poster would be looking to pay more for a bathroom than the actual house

I'm no expert, hence why I'm getting a man in, but the area behind will be getting framed and tiled. It will hopefully look something like this, but with a rectangular bath and overhead shower. Vanity unit also a little less wide at 70cm.

Wall hung WC - Nice. Recommend getting Geberit mechanical flush rather than (any, but esp Grohe) pneumatic flush. We can see where the labour is going now at least.. :)

The more I see of your apparent plans I would say if your plumber is doing a top job, the price looks ok.
If he is working on his own I would think it would take him around ten/eleven days or so to complete.

Ten 8hr days = 80hours @ £50.00 an hour = £4000.00

All guesswork on my part based on forty six years experience :moo:

Horsforth is a posh area between Leeds and Bradford, and nothing like the majority of Leeds properties. I believe [MENTION=1320]Notters[/MENTION] is in that area. Of course, anywhere is better than Grimsby. :smile:

Yes [MENTION=17745]Poojah[/MENTION], we live about 2 miles from Horsforth. Looked at several houses there but ended up going a bit further out.

I wouldn't say "nothing like the majority of Leeds properties" as most of Leeds is pretty expensive now - certainly anywhere north or west of the City.

There are shed loads of bathrooms shops round here though they're mostly high end.

We're going to be in the market for a new bathroom/kitchen soon so keen to know your experiences.

Start to finish how many days average bathroom?

I would not consider the work the OP wants done based on his plans as average.
Most bathrooms now take around two weeks to complete especially a one man band.
So I would say £2000 - £2500 would be a reasonable labour price for an average bathroom.
Everyone wants a WOW factor bathroom nowadays and unfortunately that costs.

To be fair to Grimsby, or more pertinently the wider North East Lincs area, there are some lovely areas to live. My mum and dad live just off Cleethorpes seafront, and it's a lovely party of the world. It's great to take the kids there on a sunny day in the summer.

Property prices too are also incredibly agreeable, much more so than Horsforth anyway. The unfortunate play-off though is that there are very few jobs that enable you to earn a decent buck, and being so poorly connected (it's literally the end of the line) you can't really commute anywhere. I guess those things go hand in hand.

Fair enough. He reckons it'll take between a week and a half and two weeks, so what you say seems to sound about right. Going back through the quote, there are definitely a couple of areas I can cut the cost down - I'd rather absentmindedly specced an £800 shower that will be getting swapped out.

Appreciate the thoughts and advice!

So, the missus and I recently bought a new house which we’re in the process of doing up (I say we’re doing it up, it’s only 5 years old so it’s more a case of aligning it to our taste).

Despite the house not being very old, we’ve already spent a lot more than we were expecting (the kitchen in particular being a pain point). One thing I wasn’t expecting to have to do much with were the bathrooms - we have one main bathroom and two en suites. We’ve quickly gone from the wife wanting to change the toilets due to the odd shit stain to not liking any of them at all and wanting to do them all out from scratch - three times over.

I’m close to vomiting point at the money we’re spending already and so the prospects of redoing the bathrooms is leaving me feeling particularly queasy. Having spoken to a few bathroom design and installation companies, I’m not feeling any better. It seems much cheaper to buy your suite, tiles etc. separately and then fit yourself (or get a man in, as I am likely to do. However, I have no idea what I’m doing when it comes to making sure that everything will fit properly and work with the existing plumbing arrangements we have, working out how many tiles we need etc.?

NSC has been an incredibly useful source of knowledge throughout my home buying journey, so, any advice?

My advice would be to leave the en suites alone. When we moved in our en suite was functional but very dated and when we look round it was the only room that really needed anything doing to it, so no big deal and we thought we would do it straight away. We eventually got round to doing it 10 years after we moved in. Realsied that if we had done it when we moved in it would have probably would of needed doing again so we saved a load of money. It's a tiny room, cost about £9000 for all of the furniture, fittings and installation. Everything was ripped out and replaced including the ceiling. That was two years ago now.

I know exactly where you mean, lovely part of the world. It's not that long ago I was attending a league game at Guiseley with Grimsby; crikey that was a reminder of how far we had fallen.

And yeah, the new place is in Horsforth. Still doing the place out but should be in by Christmas. Was looking forward to getting stuck into some of the local pubs over the festive period, but that's looking somewhat unlikely now.

I was quoted £55/sqm for our ensuite. I paid it and wish that I hadn't. I tiled the main bathroom myself when we moved in 6 years ago and I did a pretty good job, the problem is it took me probably twice as long and I didn't have the time to dedicate to it.

I said ten days at £400 a day, any less time then the tiling/grouting will be dodgy or there will be other problems.
You know and I know we have always been way below those prices.
Trouble is, trying to give advice on pricing is dependent on where the customer lives and how much they want to spend.
How long is a piece of string?

Before I packed up I remember putting a couple of washers on an old customers taps for two cups of tea:)
