Can I ask why you are still using them if they are scum ?

Being it's the first two weeks he's more than likely in a contract ( although it is possible to get out of it with a bit of effort ).

Speaking as an ex estate agent for many years.... Your right, they're scum!!!

I used to value properties & the standard was to over value in order to get the contract signed, then get the price lowered once it was on the market in order for it to sell. At the end of the day, you know the value of your property with a bit of homework so you should have a pretty good idea of what it's worth.

I always think the agent earns their commission more once an offer is accepted much more than when the house is on the market as they are dealing with the whole conveyancing process on both sides. I always wonder how people would deal with that when they say "I don't need an agent, I'll sell it meself'l

As an aside, I've found EVERYONE involved in the process of buying a house a complete CRETIN.
But they know how to write out an invoice.

But I am assuming the OP would of done all his homework on local estate agents, how good/bad they are and all the different contracts they offered and fees etc before agreeing to use them ??

My mum, potentially selling in Portslade, has just had three evaluations.
Including a couple of estate agents mentioned in this thread.
They were all lovely at the evaluation. Wonder how quick they'll turn when/if she accepts one.

Exactly its only been on 2 weeks, we have a contract where we can walk away at any time , but im not going to keep changing agents.

They are in Boundry road Portslade initial MM thats all

One of the biggest offenders in over valuing the property in my experience ! As you can walk away I'd dump them and go to Dean & Co in Hangleton. Ask for Ben, he's always worked hard when I've had properties to sell.

And they're far from cretinous when it comes to conjuring elaborate bullshit stories of the sellers and their reason for moving. These are tales worthy of Sophocles, Aesop or Scheherazade, and the skill in spinning them should not be ignored.

its not a point of WONT change I will give them time as I am away on holiday next week, if they are still the same on my return then YES we will probably change.

Maybe you should of given them that time before coming on here calling them low life scum ???

probably the same as they do with an agent, having to constantly chase them to do anything. thats certainly been my experience, the conveyancing is one by third parties who they have commercial relations with but apparently no direct contact. always "just about to phone you... we havent heard anything but will get back to you", then 3 days later i chase them and the same. in the end i think i only moved last time because by vendors agent pushed them. felt like asking for a discount, but knew that wouldnt happen so just wanted to forget the whole saga. i reckon they rely on this alot.

what i really dont understand is why theres so little price competition on the commissions. i also dont get why with the internet they havnet mostly gone out of business, with people taking snaps and posting to Rightmove themselves. there must surely be demand for a keyholder service to replace the current agents at a fraction of the cost, because that all they seem to do.

I sold my house through internet estate agents House Network. You still get presence on right move etc, which is where a lot of people look these days. They take loads of photos, are always available (as they don't do viewings) and do a really thorough and efficient job. Only downside is you have to have someone at home to show people round or arrange evening/weekend appointments. Total cost about £600.

In my work I liase with estate agents on a very regular basis. Not all of them are scum. Some of them are half decent people.

That said, you get some of them are among the most arrogant, self absorbed pricks I have ever had the misfortune to happen across. Lots of them seem to have this wanky wannabe lad attitude, and love the mockney accents.

what regulations? none that I know of. its a completely unregulated industry with only a lose "trade body" to monitor for sharp practice.
