A very good friend of mine used to own a successful company doing alteration works in peoples houses. He was mortgage free, lovely house in West Sussex, overlooking the river, 4 kids, grand children, life was pretty sweet. He did something just like that (assumed the 98% rule) and the chimney stack collapsed into a house he had worked on. He was sued, he lost everything, including his house, all his pensions, the lot. He's in his late 50s, now rents a house, can't get a bank account, or a mortgage, and drives a taxi for a living. All for the sake of not getting a structural report done for building regs.
It really isn't worth the builders while to risk it.
Poor bloke. We need Electrical work done here. My mum knows someone who can do Electrical work where she works, however he does not have the proper certification so I said no chance. Like your mate if something went wrong here and the bloke god forbid caused a fire, the insurance company would not pay out, because that is the first thing they would ask for. Always worth paying that little bit extra. Change a light bulb yes, change a plug socket, yeah we could all probably have a go at it, but nowadays it's not worth it. You have got to be smart with these insurance companies, because they will do what they can not to pay out, and leave no stone uncovered. As they say always read the small print.
