My dad is selling a house in Bristol, he's using an estate agent called Elephant. I'm almost certain they are charging him 1%.

Don't pay them anything, sell it on rightmove or something, not that I am sure how much this costs. If you do go through an estate agent, defo no more than 1%.

The last 2 houses I have sold, my wife talked me out of going through the internet and going with an estate agent, first one had 3 buyers on the first day all with full asking price. Second one went on first day to two buyers, one with full asking price, the other offered extra £5k. I may not have had this luck on the internet, as the agents have contacts of people looking but I actually think I would have done and would have saved at least £6k. I think it would have been amusing putting an A3 advert of the house in the newsagents next door to the estate agents that we used, for a tenner a week, or whatever they charge!

Sounds great in principle, however RightMove I don't think allow private adverts, also most homebuyers would not buy a house from an advert in a newsagents window ! I heard a stat the other day that nearly 90% of people who buy houses look on the internet with Rightmove having a 52% share

Going to change agents in the new year , if I get a local buyer there could already be 4 or 5 in the chain so ideally a cash buyer or purchaser from The South means I'll be able to return to civilization.

House Network are good, they put together an excellent selling package online which goes on right move etc and are really hot on phone calls, queries etc. Will cost you between £500 and £1K whatever the price of your house. Only downside is you have to show people round yourself, instead of some spotty herbert doing it.

Difficult property, sold at asking price (agent declined first offer) in seven weeks. 1.5% very well earnt.

Have just sold, westarted with an agent that charged 1% and then after several months moved to one that charged 1.6% and we had to pay extra for photos. In hindsight we should've stayed with our first agent but got sucked into the 'we're bigger and we can definitely sell your place' schtick (what fools we were). We do not feel that we got value for money on paying the extra fee etc and would definitely recommend that you stick with an agent that charges 1%. Just make sure that they are on the major portals (i.e. Zoopla and Rightmove - none of the others really matters)...

Estate agents are middlemen, why they havent been cut down to size or oblitterated years ago by the internet puzzles me, People are slow n stupid maybe?

I am in the same boat.
Have seen King & Chasemore and Henry Adams so far.
One was 1.675% amd the other was 1.75%.
Could really do with nearer 1%
