I have managed to reach a considerable age without ever stepping inside an IKEA store. What have I missed? Where should it go on the bucket list relative to, say, skydiving or cycling across Australia?

Right at the top, if not higher! I've got no wish to go sky-diving anyway, cycling across Australia would take a lifetime in itself.

It's a but sad, perhaps, but I do really like and enjoy IKEA, and like a lot of their stuff.

Really? Shoreham is lovely.

Whilst local planning and (over) developments in recent years leave more than a bit to be desired, Shoreham is lucky to be bordered by a national park, a river, the airport, and the sea. There's not really anywhere else to go. As long as they maintain the going up rule, although thats on thin ice if Shitbox towers at the end of New Rd is anything to go by.

Massive difference between the names 'Shoreham' and 'Lancing' on an address. Like ridiculous amounts for saying its only a couple of miles.

Agreed. and proximity to the train station makes, or used to make, a big difference. Where we are in town and near Buckingham park for example could be 30-50k difference for the same house!

Look cheap to me. Not really cheap like Grimsby but still.

Yeah, same here. New build 4 bed, detached, with garage in the Ridgewood Place development in Uckfield are on the market around £480k. I know when we moved out here from Brighton 8 years ago, we got a lot more for our money in Uckfield than we did anywhere in the "extended Brighton" area (by that I'm including Shoreham / Lancing, and Saltdean / Woodingdean in the other direction).

If the BML2 ever gets built, I expect Uckfield prices will boom in a big way. Even without the link to Brighton, if they at least duplicated and electrified Uckfield into London it'd do wonders.

the ones on the waterfront in Shoreham are nearly double that. That is bonkers, they're made of chipboard!

What potential flood risk?

The whole area from the river to Lancing is essentially salt marsh flood plain. There are a hell of a lot of civils going on to manage the water, which mostly just pours down from the Chalk in the Southdowns. The A27 often floods.

There are three massive screw pumps in the airport to pum water over the wall into the river . . . . its essentially reclaimed land, like Shoreham beach.

I know I live right next to it that's why I questioned the flood risk? it's not just the pumps but ditches are being turned into large culverts and many water retention ponds are being installed as well. As I keep telling our local nimby's "why would Tony Bloom create a flood area when he has the most expensive property on that land to look after?"
