I wonder if Bennetts price went up when we sold White for 50m

Can’t remember the exact season, but the club and Farmer Bennett fell out once before, the rent review went through the roof and the car park was off limits for at least a season, maybe two.

That time a compromise was eventually reached hopefully it can happen again.

The hype surrounding the EPL TV money every season probably doesn’t help the situation.

I’m guessing that neither University would be keen on Mr Bennett building his halls in the Amex Carpark.

In fact, both institutions could object.

Actually think the Unis would be pleased as means less student houses in town which have a real bad rep and students close to campus so less pressure on buses and trains. Both Unis have increased student numbers over the past 10 years and those students need more accommodation.

To be honest, if I was renting the field to the club I would be asking for £30k a year, and pointing out that it was more useful than Jurgen Locadia at £30k a week.

I don't know about Lewes but B&H Council is definitely keen on having fewer HMOs and more students on campus. I'd be surprised if LDC had a contrary view

This will happen one way or another - maybe not with that design but it will get built on for student accommodation.

Student numbers are rising again, there's been a move away from HMOs to student accommodation and this talks to that.

Also relevant is who is actually going to own the buildings? Its very likely it won't be the unis themselves as there are a number specialist student accommodation owners out there. They then either let them on mass to the unis who take the occupation risk or direct let them to students. There's no way Bennett would have put this in without assessing demand from the unis and accommodation owners first - he'll get planning and then sell it to Unite or whoever. Two unis next to each other here as well - so you get double the demand potentially.

Blackstone are selling Student Roost, their student accommodation business, and will get a massive premium for it.

The house that was Falmer station stationmaster's home got demolished and rebuilt as student accommodation owned by a specialist student rental company. Students are great tenants; there for 9 months a year, put up with small box rooms and crap quality kitchen/bathroom, move out after a year or 3 at most. Very predictable with the term dates so you can schedule maintenance in the summer and you can charge them a premium price as their loan pays for it.

This is something that surprises me about student accommodation: it used to be dirt cheap as students weren't expected to live somewhere posh. In my last year at uni, I paid £25 (£102 adjusted for inflation) a month. The owners are charging tenants £600 a month for the house next door to ours.

What happened? Was there a mass increase in rent as soon as student loans came in? Or did students have increasingly high standards and landlords responded accordingly? It's been an incredible shift in 40 years.

Think partly property prices are just so silly now that rents, even for a crappy HMO, are high so why not use the student loan money to rent somewhere not crappy.

In 40 years the price of property has increased more than general inflation.

My guess is wanting higher standards. They all have cars and fancy summer holidays these days.

They'll probably be advised to walk through Falmer village and to use the footbridge by The Swan if going to Sussex Uni or to walk along Village Way if going to Brighton Uni. The majority of undergrads don't have cars.

Only 20 times a year.and are on Albion land until get to station

Loads of people walk out of Village way and across the top. Anyway, there are adequate pavements and crossing points. To suggest a student needs a car 800yards from their campus and a 5min walk from a train station and bus stations is a bit ridiculous. What do you think, that 500 students are going to drive from Bennett's field to Sussex Uni? Come on, of course the development is going to be car-free.
