Putting ours on the market shortly and are considering an open day opposed to the adhoc viewing as well due to the same reasons.

Probably use Mansell McTaggart based on previously good outcomes with them, wonder if I can blag some lounge access as part of it

Haven't done this myself, though a close relative did and said it was better for all sorts of reasons.

But let your agent know that you're open to doing your own viewings at other times too ( e.g. a weekday evening), in case a prospective purchaser can't make that particular day.

As a potential purchaser myself, rather than a smell of biscuits/coffee (and remember not EVRYONE likes coffee) it's more the LACK OF any smell of dog (or cat) that I appreciate.
We have two dogs and a cat. Fumigation might be a necessity.

Though it is perfectly possible to keep dogs without the house becoming smelly I promise you! The smell of fags though……(cigarettes not errand boys in public schools of old - allegedly)

We held an open day when we sold at the peak of the market during/after Covid. We had three viewers and all three offered, and ended up getting over the asking price. What helps is that it heats up the competition for your house as they eye each other up while taking a look around!

However, the market is very different at the moment to what it was back then so wouldn't expect to sell so quickly. So you may still have to do individual viewings. I would go with whatever your estate agent suggests. Pointless you being out for the day if there are no customers!

Very true! I've also no idea what estate gents charge in commission these days. Any idea?

You should pay 1% tops. Some will offer a sliding scale dependent on what price they get for your house. Never been keen on that.
My experience in Essex is that they will ask for 1.0% + VAT but will all take 0.8% + VAT. I recently tried to push for 0.75 and my offer was politely declined.

I wouldn't be averse to a sliding scale depending on what they get for your house, but it was never offered (and I never asked). IMHO £50 additional commission to push for an extra £5000 is not worth their effort... but it's worth £4950 to you! With a standard % fee, they are only bothered about getting the sale across the line.

As an ex-property developer, we always had open days - easiest way to sell, less hassle around "oh is a viewing tonight at 8 OK" and you tend to get people that are serious at buying.

About to put Casa del Vicente( between Fiveways and Preston Park) on the market and wondered if anybody had ever sold their house by having an open day/weekend, rather than people turning up all the time and having to keep the place permanently spotless. Good thing? Bad thing? Keen to hear any experiences. Thanks.

South side does. I'm slumming it in the edgier north side in one of the side roads. Before we bought this house, we went to lots of open days. Seeing the same potential buyers in different houses upped the ante a bit, introducing a feeling of FOMO. So probably a good tactic.

Good luck on the sale- my neighbour's had a bit of a mare selling his - taken a v long time and been mucked about a lot.

Honestly? Clean, tidy, well presented, as a for sale property should be. Once sold we actually came to a deal with the buyers about a couple of kitchen appliances. We had actually had cabinetry moved to accomodate them EXACTLY, no other appliance would fit in the space. So we swapped our fridges. When we picked up the swap it was disgustingly filthy with old food debris. The buyers were a school teacher and professional of some description. Amazing how some people live.

And even so, the housing market down our way is very busy. My son works in the sector.

And yes, if Labour's change to stamp duty has done anything at all it is to help the buyer in a busy market:


So increasing taxes on houses helps buyers eh? Oh good then we'll have a continuing booming market rather than the rush to get things through before the increase. Surprised you didn't bring Brexit in too.

It's nothing political as yes Tories screwed things up. But having spoken to 4 different EAs here recently as we're also selling our house this is what they told me. All of them. My Aunt is a conveyancer and said the number of new instructions she's been getting has fallen off a cliff in the last few months.

Just reporting what I've been told. Make it into a political fight if you like.
