I'm in the process of downsizing but it won't release any money, I'm having to raid my savings to buy a smaller house!

that often seems to be a major problem. By the time you pay agents fees, solicitors, removals, stamp duty plus of the course the inevitable redecorations etc most of the difference between selling and buying seems to be taken up by the costs rather than going into your bank account.
