O/T letting agents

I can find plenty of threads on here to suggest that letting agents are all lazy, greedy parasites who wouldn't do a proper job for their money on pain of torture. Unfortunately I need to use one - for various reasons, finding a tenant on Gumtree is not an option. So the challenge to NSC today is a toughie. Can anyone recommend a decent, honest Brighton-based letting agent? Or failing that, a letting agent who is just about on the acceptable side of blatant criminality? Many thanks if so.

If you don't want to use an agent, use Landlords Direct I used their service and had a tenant on the first day that the ad went online. It's good value for both Landlord and tenant.

I have a flat let out through Parks Residential, and never had any problems with them. I used to used Leaders, but Parks seem better to me. They don't manage it, as that's a higher levy, but they communicate everything back to me as they should. Seem pretty good at finding people, and doing the refefences etc.

they were mine until i moved out about 2 weeks ago........they seemed to know absolutely NOTHING about the property when showing round possible replacements for us (including how much the rent was, and when the contract started...you know, quite important details)....in fact everything with them was such a hassle as they just didn't know anything

I would recommend Leaders. Specialists in lettings which is important rather than an estate agent dabbling in lettings who dont really know whats involved. They're originally a Brighton company but have grown massively nationally in recent years as theyre good at what they do.

One of their directors is a massive Albion fan also and they're sponsors of the Albion and Sussex.

I recently let my flat using Landlord advertising with the UKs largest online letting agents | rightmove advertising. You have to take your own pics but it's only £40 to put your ad on Rightmove, all enquiries are then re-directed to your phone number and/or email address. I used them to let my place 2 months ago and it was let within 3 days.

As for tenancy agreements, inventory and references, everything you need to know can be found online. Landlord.com is a decent site, and it really helps you see that lettings agents' fees are really money for nothing.

Why is Gumtree not an option ?

Because I'm trying to sort it out but there are other people with an equal interest, and I want to have someone else to share the blame if it goes horribly wrong.
