As for the price - it had been on the market for 18 months at that price......perhaps someone had mis-priced it?

...or perhaps the vendor wanted the agent to put the house on for £400,000 in the first place...'cos vendors are never greedy sods are they??.

Under the tems of the Undesirable Practices Order 1991 Estate Agents are DUTY BOUND to put ALL offers forward to the Vendor up to the point of exchange of contracts. You are right, the Agent acts for the Vendor NOT the purchaser. Estate Agents are also duty bound to get the best possible price.

A house is worth what someone will pay for it. In this case your mate at £350 and someone else at £375.

Tell your mate to swallow his pride and go back in at £330. At best, he gets it cheap, at worse he has a chance to make the vendor feel sick

Estate Agents are covered by the Undesirable Practices Order 1991?!
