Kelham Island got badly flooded in (1864 and) the 2000s and still looks vulnerable to me, but this appears to be really high quality development and is blended in very well into some of the listed factory buildings that remain and have been converted. A one bed flat in the new development is going for £230k which seems steep by Sheffield standards, but the area has got 2 of the best pubs in the city, some nice cafes and a riverside walk. Some of the areas outside the ring road are incredible, and the Peak District comes into the city. Unfortunately, it doesn't have a coastline, though!Love that modern development, both the quality of architecture and planting, reminds me of Dutch and Danish schemes. Cambridge has gone down that route too. Far nicer than the New England ‘Quarter’.
