Estate Agents - why are they such LAZY BASTARDS?

Those property prices (actual sales) tell a story.

The agents tend to talk up the prices they've achieved in the past, but I found something very similar when I marketed my flat.

Three agents came round, all thought it was fantastic but that I should "keep the price below £200k". Nothing has sold in the block for over £165k, even at the top of the market. It's not the biggest or best in the block either. It sold for £160k.

Seems to me that your flat is currently over-priced and needs a serious drop to get a sale. It's not nice having to do it (on 2 properties, we dropped the prices by a total of over £40k!), but if you seriously want / need to move, then that is what you will have to do.

Right, spoke to both agents and they've both had beautifully ingenious excuses. One said that an email to my friend (containing details of my property) was stuck in their outbox - conveniently.

The other said that the woman my friend spoke to yesterday had just come back from three weeks off looking after her sick daughter and that she wasn't up to date with what properties were on, so she was thrown by the situation.

Grrr...

We're signed to both agents (joint sole) for 12 weeks, so think we're stuck with them for two more bloody months!

Right. Get another mate to do another mystery caller exercise (better still, do it yourself). If the same thing happens as last time, threaten to sue them for breach of contract and tell them any agreement you had is terminated. Mention to the minions that you'll report them to their directors. Important you regain the upper hand on these creeps. At the moment you appear to be unduly SUBSERVIENT to them.

And for Baby Jesus' sake, get them to remove all twenty occurrences of the word 'untested' from their so-called sales pitch on your place. Unless things have moved on markedly since I last bought a place (quite possible), seems to be about the biggest no-no you could possibly put on a property description. almost guaranteed to scare off about 95% of your potential buyers :shootself:

If you threaten to sue them, you will probably be able to put the phone down and still hear their laughter. However, if you do act like a complete high maintenance arse, they 'may' release you from their contracts. If they do, make sure you get confirmation in writing.

'untested' is not the reason the house isn't selling. Most people dont even read the full details before viewing a property, pictures and room sizes are very important.

Remember, the market is very poor and even well priced propertys are not selling, so 'if' the house is overpriced you are going to be struggling.
