never sell your ground/freehold
Actually sometimes it's a help. When Halifax went bust and died a few years ago they didn't own The Shay as they'd sold it long ago to the Council when they were heavily in debt before and they used to rent it back. Consequently there were no property speculators hovering over their corpse as there was nothing to plunder. What it did mean though was that Calderdale Council had a football ground with no football tenants, so when the reborn, debt-free Halifax turned up they were only too happy to rent it to them. Halifax are now doing very nicely thank-you.

The model can work for big clubs as well. AC Milan do pretty well despite the fact their ground is owned by the city of Milan and they have to share it with Inter.
