Hello,

Just agreed an offer on our property and off to try and find somewhere to buy.
Just wanted some helpful advice on conveyancing. Normally I just go to our local firm who seem to spend and age and charge a fortune for what should be straight forward work.
Has anyone used an online firm? They appear a lot cheaper but are they any good?

Let the advice begin!!

I've used a number of online firms - worth the money just as long as your purchase is a fairly straight forward one. Best thing is that you can often track the progress online.

Downside is that you can't just walk into their office and put pressure on them to speed up.

If you're a nervous type then don't use an online one but if your a fairly experienced property buyer then give the online option a go.

Having just gone through this, I know what you mean, they can be expensive and unhelpful. I had a bit of a suggestion given to me, a bit too late mind, but try for a solicitor up north somewhere, they don't have to be local, they certainly don't get up off their arses to go anywhere, so try a solicitor in Yorkshire or some such, see what prices they give you.

I use Sumner & Main in Worthing who are a two-woman band, very fast, very helpful and very very reasonably priced, probably because they don't work out of swanky offices or have elderly senior partners to prop up like some firms.

As been mentioned before, don't use an online or "over the phone" service.

I would never ever do this again. My solicitors were absolutely useless and based a million miles away so I couldn't just walk into the office and put a rocket up their arses.. It was as if they told me what I wanted to hear to get me off the phone, then did f*** all.

The moving process is stressful enough as it is without having to deal with some clueless idiot on the other end of the phone.

If its gonna cost you a few quid extra for somewhere local it'll be money well spent..

definatly concur you want a local solicitor. Phone ones are just unresponsive, they should only be used if going through formalities (ie new build). they arent bad just follow a work flow and cant cope with difficulties. My previous move was delayed for at least a month as they couldnt communicate a problem through their system, then the resolution took time to filter back.
