Yes .. but even if we end up buying through an agent I imagine being "cash and ready to go" could/would more than compensate

Maybe, but you're still out of the market for 6 months. I know my sister has just taken her house off the market so she can raise the asking price 30k, as the other houses around her have gone up since she first went on the market.

So, it has been on the market some time and hasn't sold yet... so she is putting up the price? Really??

She's had no problems finding buyers, been really unlucky with chains etc., got to the point of exchange twice I think.
