Okay, now I know this is nothing to do with the Albion but you guys all tell it as it is, my current mortgage deal runs out in a couple of weeks, I don't know whether to stick to my tracker or go for a fixed rate, I've only got 10 years to go on it so, any ideas guys 'n' gals and who you think gives the best deal at the moment please

As an IFA I would recommend a tracker at this time. Bank base rates are not going to rise in the near future.

I am sure our resident mortgage guru (who now appears to be a part-time promotions manager) will advise you shortly.

On the other hand the fixed rates on offer now are the lowest they have ever been.

Firstly you should see what your existing lender will offer. That is the base point. You can then see if there is anything better.

What is your loan to value, what are you incomes, what is your credit history like ?. You have also left it too late as a re mortgage takes 6-8 weeks to go through so you would spend a month at least on your lenders svr. What is their svr ?. You may be best to stay on that with no penalties. If you re mortgage there will be an arrangement fee to pay.

Predicting interest rates is dangerous. You could be right. I would consider a tracker with the option to lock down a fixed rate at anytime in the future without paying any penalties. There is a lender who offers this. Best of all Worlds. PM me if you want specific rates. Firstly though do what I suggest above.

Their svr is 3.5%. There are better deals than that with the Halifax and elsewhere.

Well peeps i feel i can't let this go without saying a massive thank you to Uncle Spielberg for his advice, he asked me to message him and has helped me through negotiating a very good deal for my family, i recommend anyone needing financial advice you should PM Uncle Spielberg and talk to him first, there is a lot of negativity on here sometimes but this is one of those happy ending stories.
Thanks once again, proof that NSC and it's threads really do work for some people

Thats very kind. I am in this job to do the best for people. I know people think we are all schisters who screw people over but I have never done that. I like to sleep at nights.

Gareth is currently giving me Mortgage advice by PM, and he is giving me impartial and informative advice.

He's a top bloke in my opinion. Even if he never did go and see Inception.

I appreciate the advice.

And still think you should see Inception.
