My old man used to live up that, probably still does. Decent area from what I've seen, nice a quiet, nice pub, good bus routes if you don't drive.

It’s a wonderful area with some great houses, some nice pubs with great food and Sunday roasts, Asda up the road, with a poss McDonald’s drive through coming

Personally I think for the money there are nicer areas to live in our city than patcham . Boring , busy with traffic & not very good local facilities.

Am I missing something , since when is a McDonalds drive through a good thing ! That will have a negative impact on house prices in that immediate area.

Grew up in Patcham and loved it. Mind you, I lived nearer the old village than Carden Avenue. Couldn't have had a better childhood.

Cheers everyone. Interested to know what areas are better for the money as one response suggested, as almost everywhere looks a lot more expensive to me. Seems good value for what the area offers.
Unfortunately for us, someone else likes the area a lot as they’ve already put an offer in on the house that piqued our interest and got it taken off the market! We didn’t even get a chance to look inside. Oh well. Useful info all the same and it’s meant we’ll keep an eye out around there now.

Where is the McDonalds drive through going? There are 3 already on the journey from mine to my Mums place in Hollingbury. i can’t be doing with a 4th rendition of “can we have McDonald’s dad?” In one 40 minute drive. I may need to change my route and turn the radio up louder.

I would suggest looking in the poets corner area of Hove . You will get a decent 3 bed house for circa £550k which is very cheap for central Hove . The houses there aren’t big but you will get around 1100-1200 square ft with a small garden . Location is excellent because you are a short walk to church road and all the shops plus only a 10-15 min walk to Hove seafront . Also near to Hove station . Much less traffic than patcham with all the traffic off London road and closer to far more facilities like shops and coffee places , restaurants etc . Lots of young families live there who want to feel they are part of a central area of the city not stuck out in the sticks .

Same. Old farm road so wedged between some of the mentioned roads and still have family in Patcham/Withdean area. Good value for money, decent pubs which still feel local compared to much of Brighton.
Good schools close by and easy access to motorways.
You could do a lot worse.
Depends what your priorities are. I’d say £550k gets you a big property with big garden in Patcham.
I live in Carden Avenue and I’m 1.3 miles from Preston Park Station, 1.5 miles from Preston Park and 2 miles from Hove Park. The seafront and South Downs is a short drive away and we have local parks in close proximity. And as mentioned above an excellent bus service.
My personal choice would be Patcham over Poets Corner based on the equivalent sizes of the property.
The fact that more and more now work from home means space and size will quite often outweigh location. And let’s face it, if you have a young family how often do you get to benefit from the bars, pubs and restaurants in Hove?

Memories.....I grew up in Patcham, Greenfield Crescent to be precise, in the 1940's - 1960's and loved it. It still holds very fond memories of a wonderful childhood. Interestingly going through old papers during lockdown I found my late fathers mortgage receipt for the purchase of the new bungalow he bought when they were being built. Suffice to say it was a three figure sum, goodness knows what it would fetch now.

I grew up in Westfield Crescent in the 50s & 60s, was great, few cars then, plenty of playing in the street. Patcham & Hollingbury seemed to have their divide in our street as my childhood mate, who lived 5 doors away, went to Patcham school & I went to Carden, which was a great Primary school then...very fond memories of a carefree childhood. Such as racing the 19 bus down Wilmington Way every 20 minutes on my scooter (route ended at bottom of Westfield Crescent..
