Newhaven - great value for money property wise - dump or place on the up?

Well Newhaven has it's nice bits. It has the beach, the cliff, the downs at Denton. But the town is really run down. All the shops there are seem to be closing down. But on the other hand, the outskirts seem to be on the up. What with several new big chain shops opening up there.

Overall, I would say it is not a bad place to live if you live in the right part.
