House survey advice

Quick question, When you recieve back the survey on the house your going to buy and it says reccomended work, do you have to get this done?

It depends on your building society.

We had a full survey done on this house and it needed work.

The building society weren't prepared to lend us the mortgage until it was agreed.

We borrowed a further £3000 to cover the work which was done after we moved in, but we also forced the vendors to drop their price by £3000 too.

I think it depends on the percentage of the house price you are borrowing. eg if you're borrowing 95%, the lender will probably want some action taken. If you're only borrowing say 60% they might not be so bothered.

But It's a while since I moved house, and I think there have been a number of rule changes.

Nothing major they just reckon du th to the age of the house a roof inspection should be carried out. Otherwise all o.k.

That doesn't sound as though they have found a specific fault then just recommend general advice

I shouldn't worry too much about that.

We were warned about a tree behind our garage and recommended having it chopped down because it could damage it during a storm.

Nothing too serious and in fact we did have the tree chopped down two years later (council permission as it was a rogue sycamore)

If there are any problems, and I hope there aren't, you can always try and offset some of the costs by going back to the vendor and suggesting a "reduced price due to the findings of the survey"

Just spoken to them, it's not a condition that it is done for the mortgage, just what the surveyor reccommended due to the age of the property, phew thats a relief i had an ominous feeling of being more skint than expected.
