BG quoted that EP was living in the shadow of South Ferring.
You only have to go onto the Rightmove website to see how many million pound plus properties there are in EP.
I think that BG lives a blinkered life.

Assuming we accept that KG is in EP and the Willowhayne Estate has many expensive properties but I wouldnt think there are to many houses for sale at over about 1.2m or perhaps that is why they are for sale and not sold. How does this compare with South Ferring, not that I can afford to buy one or want to live in either area.

I accept that but why is the area called Angmering on Sea? As shown on google maps. Irrespective of you considering EP your specialist subject as long as I can remember there has been Angmering where the station etc is and Angmering on Sea west of South Strands and south of the Willowhayne Estate. As I say new boundaries as per your 2014 plan may have changed the area since wife and I lived there, some 50 + years ago. I fully accept that.

You'll have to ask the company that is renovating the older properties and distinguishing them with the name 'Beach House' (there's at least 5 in the area) why they chose to name that one 'Angmering on sea beach house'.

West of South Strand and south of the Willowhayne Estate would make the figment of your imagination:-

Angmering IN Sea.

South Strand is joined to Willowhayne (Tamarisk Way) by Seaview Road.
The properties at the bottom of Willowhayne back onto the beach, south of their gardens is France.

Angmering train station is in East Preston.
I'll be incredibly generous and say it's the border, but it's south of that border and therefore technically in East Preston.

We shall have to agree to differ as The Willowhayne Estate always was about 1 mile from the sea. That has probably expanded over the years from what was a few select houses.

My father in Law abd his father in law built Yellow Sands on Ferring beach that was the home of Sir Marcus Sieff of M & S. I will accept that my view may be outdated so will opt out of this discussion.

Yeah he waited till I was tired and pounced, got me hook line and sinker (again).
He's a cunning troll.

Unfortunately for the BG algorithm or quite phenomenal second account, they over played their hand with #109.

It's so ridiculous and brilliantly funny I snapped out of it, and am able to go to bed laughing at yet another evening wasted.

Clearly a 350 year old map printed in the Angmering neighbourhood plan is no match for Mrs BG,.
