Woke up at 2am this morning to rain pouring in through roof.
Cut to the chase, it turns out the cement in lead gulley's, either side of apex, as per above image, has all but disintegrated.
My question is, what sort of price would I be looking at to repair gulley's, replacing rotten wooden facias.
Or completely removing apex and having it tiled over as one complete roof.
Thanks in advance

Not much. It’s only a two minute job.

I'd absolutely NOT recommend MB Roofing. After recommendations on here I got a quote for £3.5k to repair my roof. Seemed very steep to the guide price the insurers surveyor suggested at up to £1500. In the end got it done for £400 by Town and Country Roofing.

sounds like a classic case of 'we're really busy so load the quote' if for some bizarre reason you get it, live with the profit. trades are notorious for it.

On the Border
Scaffolding for 3 months
Materials
Inner M25 markup
Man Hours

£25,000 + VAT

And this is the NSC discounted price.

On a more serious note, hopefully not too much internal damage and you can get the issue resolved quickly and not it doesn't cost an arm and a leg

I wouldn't have an issue with a "Sorry, we're too busy so can't help" response but to come out, look at it and then quote nearly NINE times the price is nothing short of trying to rip someone off. And of course means I'll tell lots of people NOT to use them. Very strange( and stupid ) business policy if you ask me.

The substantial gap in quotes indicates that different types of work were proposed. Was the proposed work on the two quotes similar?

Were you pleased with the work done by T&C Roofing?

This is common.

Very busy already, so price sky high with super profit, knowing some punters with no knowledge and/or who are desperate will naively stump up.

Luckily have found a roofer who initially gave us a date of Tues Aug 18, as they were busy.
When I asked if they had anything earlier, one of their chaps came around lunchtime today from another job, funnily enough in our road.
Very genuine in their response to our questions.
Now waiting for quotes

Told all three that quoted the same details. They each looked at the issue and the quotes were £3.5k, £750 and £400.

Very pleased with T&C's work - they even did more than they quoted for.

Quotes were in Feb and work completed in April.

Work done in spring....I’d wait until the winter is over before praising a company who did a roof job on the cheap :lolol:

PS if you don’t own any buckets I’d buy some now if I were you!

Similar experience for me - 4 quotes for a fairly straightforward roofing job on my bungalow. £3500, £1500, £1200 and £500. Job done in a day, at the end of which £500 cash changed hands.

They've just done my roof. Cheaper than the other two quotes I had and very happy with the work that was done. Maybe they didn't like the look of your face.

Hopefully in Ruislip you can find value.

Brighton and Hove over the years has become pretty expensive for many things. Dealing with trades, contractors and for example car repair specialists from Lancing, Peacehaven and Worthing, prices can be on another level (lower).

Would not have believed this approach up to until recently. Some friends of my mother in law had a neighbour whose fence had sustained damage after high winds. First quote was £800. Not unsurprisingly they turned it down and job was done well by next tradesman for £200. If the job is too small for you and/or you are too busy why on earth would you not say so? Deliberately over quoting will surely only damage your reputation?
