Budget seems about right but the devil is in the detail. You need to make sure you specify what you want as far as possible. Comment above about 3 months so allow for 6 is spot on. Consider using this or at least referring to it to see what things need to be considered......

If you have a consultant to oversee the work, you should use document JCT2 .
I’d suggest you need your insulation looking into. Shouldn’t need air con if an extension/loft conversion is built to modern standards.

How did u get a kitchen extension done for £35 k ! What size is it ? I’ve been quoted between 90 - 125 k from 4 different building firms . 15 ft x 20 ft build with lantern ceiling & by folds .
This is because you live in Hove, you live in an expensive area, I am sure you have mentioned it once or twice
builders see some parts of Hove and immediately see pound signs I suppose, and it's a drama to park.

The lantern allows the existing rear room to have some light, without the lantern the original lounge/dining room would require the lights
on all day. A decent lantern can be purchased for £1500
