Bit uninspiring. It looks like a shipping container. And its obviously not going to be "open early next year". They must mean 2018, but even that's probably optimistic.

Could look good in Jubilee Square, be a bit out of place in Bartholomew Square. But, on the other hand, it should get some quite good sea views I'd imagine.

There's a craft beer shop just around the corner in East Street. Buy from there and smuggle it in!

I think I may have agreed with you if it wasn't for the fact it's surrounded by properly ugly buildings like the Thistle hotel. The town hall is actually the odd building out.
