Glasfryn, I would suggest you make an appointment with the Housing Department at your local council. Hopefully, they will be able to find you something or at least help you to find something in the private sector.

If you don't pay the last couple of months rent they will take it from your deposit anyway, at least your guaranteed your deposit back if you keep the last couple of months rent.

Nice retribution but bad advice if you want to go on and rent somewhere else as this will activate a bad reference and rent arrears which you don't want on your record when seeking a new rental property.

Communicate and negotiate is the correct thing to do - is there a letting agency involved that can broker discussions.
As others have stated, bar maybe a lick of paint the tenant should NOT have to pay for any capital [fixtures & fittings] home improvements as these are the landlord's responsibility.

Must be a nightmare to be made homeless at your age.
Is there a reason why you never went down the mortgage / homeowner route?

we have had more mortgages than the preverbial hot dinners, and were just short of using the one we had to move down here again but it was never going to be enough+ as my daughter said all the kids are better off than us so we went down the rental route and most of our left-over money has gone on rent.
there is now some private rentals in the pipeline.

settling fairly near the Eastbourne FC ground, and we are going to pay two rents, to make things a bit smoother moving, the whole thing now is a bloody nightmare, so many forms to fill out with references(pity they don't do the references on the landlords and landladies) its a better place with a slightly higher rent, bigger garden, and a lot quieter.
