Bit of a weird thread to start, I grant you, but I'm just a bit confused by the price of this property. Ok, it's right next to the Red Lion, but still.

6 bedrooms, 4 baths, large garden, on the high street, 3500 sq ft - ripe for a developer to redecorate and sell on. £1.5m would be about right, not £2.5m. I bet the vendors got greedy, any good agent (rare breed but do exist) would have been more realistic with the price IMHO.

I presume it's a combination of

(1) Rarity. Lindfield village centre. Very popular village, & houses right in the middle can't come up all that often

(2) Big garden

(3) 6 bedrooms

Other than that, it does seem a little overpriced compared to large country houses you could pick up for that money. Plus you'd have to do something with the interior, as I'd hazard a guess that the existing occupants are of pensionable age, and the decor seems a little twee for my taste.

Same price buys you this in Cuckfield: Grade II listed, five bedroom house with additional two bedroom cottage, beautiful grounds, tennis court and fifteen acres of land.

Lindfield definitely looks a tad overpriced on the evidence of both the ones I've just found.
