Has anyone bought garages as an investment? Good investment?..I appreciate there are legal fees involved...getting a good ''tennant''..repairs etc.

I have no real knowledge, but I do know that the ones near me don't stay on the 'market' for very long, so there must be a good market for it.

Must be like being a residential landlord, but lower values / returns I imagine. A lot of small businesses are after lock ups / garages.

Returns can be as good as a flat and apart from the door there isn't much a careless tenant can trash. Because a garage tenant doesn't depend on continued tenure in the same way that a flat tenant does he might be more cavalier about paying the rent.

The best area for a garage is one with expensive houses and no off road parking and that's usually reflected in the price.
