Estate Agents: What exactly do they do?

They take nice piccies of your house/flat/bungalow and wear extraordinarily smart suits with contrasting ties, together with strong, some would say, FLORAL, aftershave.

Often, they escort people around your property which you are trying to SELL and ones which you may possibly wish to BUY saying things like, 'this reception room is a NICE size'. Sometimes, they just stand in the corner with their modern mobile phone, with 4G capability and say nothing.

Having dealt with dozens of estate agents in the last two months, I'd disagree with both of these points. I think they take really shit pictures, which I could easily better using a phone-camera or point and shoot. They are generally terrible at selling in every way. And they wear extraordinarily cheap, shit suits.

I'm looking for a place for me and the wife-to-be to rent- with it being my first non grotty houseshare type place, I want it to be somewhere fairly nice

some of the photos they put up online are absolutely incredible. One place had 3 photos: 1 was a close up of the carpet; 1 was of the hallway and the 3rd was a close up of the ****ING FRIDGE! If I was that homeowner I'd be absolutely livid.

Some of them don't bother with any photos at all, but what is worse is when they take, say, 2 photos- why?! you're already in the house....TAKE MORE ****ING PHOTOS YOU BADLY SUITED ****

estate agents are a waste of space. They get paid for f all. Everyone looks on rightmove or Zoopla and calls them, and they often don't even show you around and get the seller to do it. Which is fine by me.

Then they harass you by calling daily until the sale goes through.

I really do think High Street Estate Agents will die a death within the next 10 years. Online agents will take over.

Never really had a problem with estate agents. Always used at least two and been able to negotiate their cut.

Conveyancing solicitors are another matter...........

Our friendly Property Retail Consultants take a couple of pics, measure up using a Maplins infra-red tool, use flowery language such as 'in need of attention' and 'scope for development' then charge you 1 1/2% for shoving it on Right Move where everyone goes anyhow. Kerrchiiiing.
