O/T Will My Artex Ceiling Kill Me?

And I don't mean if it falls in on my head.

Neighbour in next door flat is selling up to the inevitable buy-to-letters. Their solicitors is going through searches on our crappily 70's-converted house-into-flats property with a fine toothcomb. As well as laying down the law on many layers of expensive new fire regulations more fitting to a hotel, we also apparently fall foul of something called the Control of Asbestos Regulations 2012. In a nutshell, we are apparently 'legally bound to identify the presence of suspected asbestos containing materials'. which appears to include Artex ceilings and walls from the 70's and into the early 80's. This alarms me somewhat, has to be said, seeing as how I'm basically living in an Artex box and have been doing so since 1995. Anybody know if I should be unduly alarmed about this or if I'm already a dead man walking. Should imagine there's thousands of properties in Brighton & Hove and further afield in a similar situation, and you only really ever hear about older schools having their asbestos stripped off by men in white overalls wearing breathing gear. How come nobody ever told us about the health risk to homes?

Asbestos is harmless unless disturbed. No need to worry. If you decide to get work done on the house you will need Asbestos specialists to carry out the work but so much is known about it now, all the procedures are in place so no need to be too concerned.

If you have managing agents then they should have identified any potential asbestos in the building by law. Get on to them.

When I moved to my house in Seven Dials, I had asbestos removed from the ceilings on the ground floor by men wearing protective costumes. Caused a lot of interest in the rest of the street!

Been working with Asbestos for over 25 years so if you want some (gratis) information about this issue PM me but Nibble is essentially correct, this is a VERY low - risk material.

It is of course in the interests of Asbestos Removal Contractors to put the fear of God into people about all forms of Asbestos Containing Materials because that is how they make their living but I really wouldn't worry about Artex ceilings....

My dad was an artexer for 40 years, mixing up the dusty mess by hand all day every day. He is well into his 70s and been given a clean bill of health

This. But don't mess about if it's ever flaking or needs removal. I know someone who died from exposure to it decades on and it's really not a good way to go.

Exactly this. We have just sold my recently bereaved mother-in-laws house. It was built in late 50's and has artex ceilings.

We lost first sale because surveyor mentioned asbestos and young couple withdrew.

Had a sample tested by Amstech in Newhaven and no asbestos found in the artex.

Passed result to estate agent and have another sale with imminent contract exchange.

Don't worry to much.
