Pretty sure Fulham and even Brentford would be the more comparible projects rather than a new build in the Sussex Downs.

Well obviously cash would have to change hands... Personally, I think somewhere in the region of a quarter of a mil seems reasonable. Not sure the bank would lend me any more... even on humanitarian grounds, to move away from Selhurst.
