I am shocked TBH, the review finished in October. The delay meant I feared the worst, especially with Labour’s much publicised intentions re new housing. An extra 475 houses in that area would result in total carnage on the roads, the doctor’s surgeries and the local school. The roads are carnage already morning and evening and pretty busy the rest of the time too.

Very please to see this as while there is no doubt a need for housing, we also need to keep our green spaces and our farm land.

Having seen how an extension to the farm shop at Roundstone turned into an Asda, we now just need to stop the guy who is trying to put some crappy clubhouse thing on the bit down by the seafront near the Plantation in case he has plans to then sell the land on for other purposes.

The guy who has just got permission for an alcohol licence for a Childrens Play area?

Yes, but surely get the basics right first, rather than blindly building everywhere.

Quite and it seems those with the power have seen that the developers, who I won’t name, are only interested in one thing, building houses and making money, everything else is an irrelevance.

This is a massive result for the area but it ain’t over, just delayed imo. They’ll be back again

My gut feeling is it will go back to the original plan. Persimmon will look to move the rugby club onto Chatsmore Farm where the limited infrastructure (clubhouse and car park) will probably be tolerated and then build homes on the rugby club site filling in the only gap currently without housing left between the A259 and the Spotted Cow.

I don't understand this comment. What else would you expect a house building company to be interested in other than building houses and making money?

If they were willing to fund the infrastructure for roads, schools and surgeries they’d have smaller profits and a better chance of getting permission. 475 houses puts a f*** load of strain on an already congested area.

Yeah I know I’m dreaming but delighted they’ve been turned down AGAIN.

I never knew that was the original application.

the rugby club are now surrounded by new build estates and must be half considering selling some of that land off, they have something like 6 pitches there? Must be worth a fair whack and planning permission would be easily gained given what is already around it. Angmering's population must have almost doubled in recent years

The vast majority of homes in the UK, including those hundreds of years old, didn't make any contribution to the type of funding you suggest.

That was the responsibility of local government until 2010 when the Community Infrastructure Levy, (CIL), was Introduced.

Every new construction attracts this levy, even simple extensions to your own home if you fail to claim an exemption.


We've recently completed a demolition and rebuild on the house we've lived in for 47 years and had to claim an exemption of over £50k.

Certainly developers can and are charged infrastructure levies, these however make little difference to the developer, they simply increase the selling price of the houses they build. In turn this drives up the price of existing properties, the difference being that the price difference doesn't go to local government but to the seller.

Hence the push for this commercial use. He's been very open about building house's on it eventually though.

Wasn’t the original application but I was told by someone well connected with the rugby club that discussions had got a long way before Persimmon decided to switch targets.

Thanks for that (although I assume it is Arun DC as it is over the border in Ferring). I think (hope) the change of use will be rejected again, I’m sure that land was supposed to be protected as part of the local plan a few years ago.

Are we talking about the same thing? There has been an alcohol license granted for the area of land south east of Amberely drive. This was granted by Horsham council after Worthing refused it.

There was a planning application to put a sand pit in and have a shipping container (to serve drinks and refreshments from) put on the land plus some other bits. That got rejected. There was also an application for change of use, but it was determined it could not happen and planning permission would be needed.
It’s now a wait and see until the next move happens. The planing inspectorate is reviewing the planning refusal.

Ultimately the applicant wants to build houses. They have been open about that.

But it is very much in Goring land wise, and Adur and Worthing councils remit on planning. Who aren’t flavour of the month with the applicant. I believe you are correct about the local plan.
