I'm guessing here, is the site on the corner of East Street and what was/is Pool Valley? I haven't lived in Brighton since 1976 so memory is a bit hazy. If that is the spot then it was the Greyhound, the upstairs bar was (ahem!) for 'gentlemen'.

couple of issues with this, first supposed locals calling it Brighton "old town", and second why make the anti-Burger King pitch (ironically while saying its a no politics pub)? why not emphasis the apparent brewery tap angle? thts said good luck to them. odd that this site has gone out of business, often poped in there on a preblub in my youth, or more recently on a tour and was always busy even in the afternoon.
Out of interest what's your issue? The proposed pub will be situated where the old town once was. As a geographical reference it's spot on.

Whenever I went into the Greyhound it seemed to be a couples pub. His and hers matching jackets and Phil Collins CD playing. The George Beard was the same after the crusties moved from there to the Kensington.

i'd have thought that was obvious, it has a name: the Lanes. call it by its name. other towns have an "old town" area because they arent creative enough to come up with something individual.
Is East Street part of the Lanes? Happy to be corrected but I've never thought of it like this.
It was a gay pub called the New Heart and Hand. Unusually for a gay pub, it sold decent beer - Bass IIRC. Also unusually, for the time, it had a late licence so you could drink after 11.00. The proviso was that you had to be eating, so the staff came round with plates of free sandwiches - once you took one, you could drink your fill.

Is that really a suitable site for a craft beer pub ? I wouldn't have thought the footfall had the appropriate clientele within it ?
Regardless, I don't like craft beer ( yes, I know, heretic ) and I'm not that fussed on Burger King so in my mind whichever business can provide the most jobs would seem the most suitable.

**** we agree on something. If it failed as a pub before then what's going to make it succeed in a Niche market.
The people trying to sell the idea look like a couple of Arty Farty people, who have been to a bank and been turned down for a loan and this is them stretching out the begging bowl to help empty other people's wallets as well as their own on the ticket of them trying to save it from '' Big bad Wolf Burger King''.
I hate Burger King but other people love it and the Market will decide if that fails or not but that video is just a poor mans Dragon's Den begging bowl for funding of a hair brain idea. Who gives a shit what paintings are on the wall when your off yer head drunk.
Normally I like quirky ideas like this but the ones chasing the funding I wouldn't have any faith that I would get a Return for my money. So for that reason ''I wont be investing''
I don't think footfall is an issue. Specialist niche places don't tend to rely on passing trade.

I agree. When it was the NH&H, it was a reasonably busy pub but, despite this, couldn't make money - it's had a couple of failed incarnations since then too. It's a big building so it won't be cheap plus there's the added cost of it being listed.

Indeed. It's in an absolute prime area. I know for a fact that lots of big companies looked at the site but because the kitchen is an absolute shoe box decided against it. Added to the fact that there is a small nightclub included within the lease.

Bars have always struggled on that site in recent years, I think it's last incarnation was varsity or something. I think a pub or restaurant would be the best solution for it, certainly not a Burger King.
