    Can anyone on NSC recommend a good solicitor V an unscrupulous Brighton letting agency?

    I am involved in a dispute with a letting agency who used to let a property out for me. I recently saw a solicitor but can't afford 3 plus 20% vat per minute. Can anyone recommend a solicitor in Brighton who specialises in this area of law and charges reasonable rates?

    That's a fairly standard rate. My suggestion is issue the Letting Agents a Letter Before Action ( LBA ) stating what the issue is and what they need to pay you to resolve the issue. Give them 14 or 21 days to pay or you'll issue a Small Claims Court action against them. An action is easy to issue and can be done online for around 85.

    As advised above. It's very straight forward to issue a small claims action, and this will often prompt the other person to pay up what they owe, if they do owe anything.

    Should have added - if you do make a claim make sure you make a claim against the limited company AND each NAMED director.

    3 + VAT is cheap for a good solicitor.


    Small claims is exceptionally easy but ultimately useless they agree to pay. The amount of money involved needs to be reasonably high for any bailiff want to take on your case when you win. You are relying on the other party buckling and paying up.

    It's average for a specialist lawyer - the employment lawyer I've used in the past has been 150+VAT an hour.

    Unfortunately the matter is so complicated that it will probably be turned into a Novel / Full length feature film / West end musical at some point. I might need someone to defend me in the small claims court against possibly the most corrupt, inefficient, incompetent agent ever to set foot on this planet.

    And make sure you check all the paperwork. we had to sue a director of an estate agents (who was also an airline pilot.) His estate agency folded owing the Frau thousands. Foolishly he had written 'proprietor' on some crucial paperwork which meant he had signed as himself and could not hide behind his ltd company. So, the Frau was able to pursue him personally. He still tried to avoid paying and even moved out of the country. My solicitor then obtained an attachment of earnings which basically meant we could pursue his employer for the money. When this was delivered to him he soon coughed up. Two things, 1) good solicitors are worth every penny 2) There is nowhere to hide if you cross my wife.
