When you realise how potentially vast this site is there really should be something ground breaking done.
Could they restate the pond in the middle of a fantastic environmentally friendly development of shops, restaurants, cinema etc?
Personally I think they should go for the cinema/retail/restaurant set up with a few flats above. Chichester Gate type development which is always busy. It's not as revolutionary as perhaps I'd like but that's realistic I think.
Any developer that wants to make any money out of a development will try and minimise the social housing element. They have to have a set % of it but nonetheless it won't dominate this development and the shop area on the ground floor is therefore likely to be more classy than it used to be.
As I recall the original problem with development was that Comet had one of their most profitable shops on the site and refused to let go of their lease. Now they have gone the coast is clear for development.
It is an arse of an area though. Would like to see something special on it, but to be...
